Lake District property finder Gemma Dawe has rated as among the best country property specialists in the UK
She has been listed for the third year running in Spear’s, the prestigious magazine for high-net-worth people.
Spear’s says its recommended experts like Gemma, “have their fingers on the pulse when it comes to luxury rural real estate.”
Gemma rapidly established a trusted reputation as a finder of exclusive properties for buyers since launching her business Lake District Relocation Ltd in 2020.
She said: “I feel incredibly proud to be recognised by Spear’s as a recommended country specialist. It is an honour that means a great deal to me personally, but also to the business I have built here in the Lake District.”
Gemma specializes in finding dream homes and works only for buyers, using her extensive network of local contacts and often sourcing properties off market.
Much of her work focuses on luxury properties ranging from £500,000 to £10million.

The Spear’s 500 is one of the most respected guides to advisers serving high-net-worth and ultra-high-net-worth individuals around the world. It covers a range of sectors, such as wealth, law and property, and aims to identify the best professionals in each field.
Gemma says the listing is especially valued because Spear’s carries out detailed research each year to identify the leading advisers. The rankings are compiled through industry insight, peer recommendations, reputation within the sector and feedback from clients.
The Spear’s review says: “Gemma Dawe is a Lake District native who knows the area and local agents intimately, and puts her experience to great effect as a buying agent at her company, Lake District Relocation.
“Many of her deals are conducted off-market, and she acts as a conduit to ready buyers for local contacts in the Lake District as well as the Yorkshire Dales. Dawe also can advise on buying existing properties to redevelop.
Gemma says that creating a service based on discretion and professionalism has earned the trust of her clientele and her local knowledge has proved essential in sourcing opportunities that clients can struggle to find themselves.
“I have lived in the Lake District my entire life and that gives me an advantage that cannot easily be replicated,” said Gemma, who grew up in Windermere, attended Lakes school and is raising her own family locally.
“This is not simply a market I work in. It is the place I know, understand and care deeply about.
“Over the years I have developed strong relationships across the region, from the South Lakes and wider Cumbria to parts of the Yorkshire Dales. Those connections often mean I hear about opportunities long before they reach the open market.”
She added: “The property market continues to evolve, particularly in destinations like the Lake District where demand remains strong for exceptional homes.
“What remains constant is the importance of trust, relationships and local knowledge.
“These are the principles that Lake District Relocation was built on and they remain at the centre of everything I do.”
